A lot of times agents will find out that their friends or family chose to use a different agent then them. And while the initial sting hurts, most agents are able to set the sting aside and congratulate their friend or family member on the purchase or sale of their home. So what compels someone who has wholeheartedly supported your business to choose another agent? Sometimes it’s not wanting to potentially hurt a relationship but a lot of the time it’s the fact that they don’t want their agent to know their personal finances.
Rest assured, the agents do not know the inter workings of your finances. We do not know your income, tax bracket, debts, divorce details, child support information, credit card bills, etc. All of that is private information between you and your trusted loan officer. So, what DOES the agent know? After you give all the requested information to your loan officer and they determine what kind of loans and options you qualify for, they will provide you with a pre approval letter. But what exactly is on that pre approval letter? It will have your name, the mortgage company, and what your max monthly amount you can spend. It will typically have your max amount your approved for as well. And listen! Just because you are approved for X amount DOES NOT MEAN you should spend that amount!!! You never want to work just to afford your house! The agent you choose should be able to show you homes well within your budget and still allow for the possibility of multiple offer situations. Having an experienced agent in todays market is paramount to help you structure the strongest offer you can.
